These Terms and Conditions govern your access to and use of propertysale.lk. By using this platform, you agree to be legally bound by these terms in accordance with the laws of Sri Lanka.
Platform Role
propertysale.lk operates as an online property marketplace that connects buyers, sellers, landlords, tenants, and real estate agents. We act solely as an intermediary platform and do not own, sell, rent manage, or directly participate in any property transactions. Therefore, we are not responsible for any agreements, negotiations, or disputes between users.
User Eligibility
By using this platform, you confirm that you are at least 18 years of age and have the legal capacity to enter into binding agreements.
User Responsibilities
You agree to provide accurate, complete, and up-to-date information when creating an account or posting listings, and to use the platform only for lawful purposes.
Listings Policy
Users are solely responsible for the content they publish, including property listings. All listings must be accurate, lawful, and not misleading. You must have the legal right to advertise any property listed on the platform. PropertySale.lk reserves the right to review, edit, reject, or remove any listing at its sole discretion without prior notice.
Verification Disclaimer
To maintain the integrity of the platform, we may request verification documents such as National Identity Card details or proof of property ownership. However, such verification does not guarantee the authenticity of listings, and users are strongly advised to conduct their own due diligence.
 
Prohibited Activities
Users are strictly prohibited from posting false or misleading listings, engaging in fraudulent activities, uploading harmful software, or violating any applicable laws of Sri Lanka, including the Computer Crimes Act.
Payments & Fees
Certain features of the platform, such as featured listings or promotional services, may require payment. All payments are processed through CBSL-approved payment providers, and unless otherwise stated, all fees are non-refundable.
Limitation of Liability
PropertySale.lk is an online real estate marketplace that connects buyers, sellers, landlords, tenants, and agents. We do not verify property ownership, legal status, pricing accuracy, or the authenticity of listings. We are not responsible for any issues, disputes, or problems that may arise between users during property transactions, including advance payments or misrepresentation. Users are solely responsible for checking property ownership, legal documentation, and payment arrangements before completing any property sale, purchase, or rental.
 
Intellectual Property
All content on the platform, including logos, design elements, and system functionality, is the intellectual property of propertysale.lk and may not be copied or used without permission.
Account Suspension & Termination
We reserve the right to suspend or terminate user accounts that violate these terms or engage in suspicious or harmful activities.
Governing Law
These Terms and Conditions are governed by the laws of Sri Lanka, and any disputes shall fall under the exclusive jurisdiction of the courts of Colombo.
